Buying or selling a rental, a multifamily building, a portfolio, land or a commercial property is a numbers decision first. I help investors and owners across North Georgia and North Alabama, in English and Spanish, check the numbers and the property before they commit. For commercial property I handle sales, not leasing.

Rentals, multifamily and portfolios

  • What I handle: single-family rentals, multifamily properties and portfolios of several properties bought or sold together.
  • Numbers you can check: I put rent and expense assumptions in writing, with where each number came from, so you and your lender can test them yourselves.
  • Rules before you buy: HOA covenants, city or county rules and some loans can limit rentals, especially short-term rentals. Confirm them before you make an offer.
  • Selling a rental: I'll help you plan the timing around your tenants' lease and their right to notice, and get the paperwork ready early.
  • Commercial sales: I represent buyers and sellers of commercial property. I don't handle commercial leasing.

Land and lots

  • Due diligence: a survey, access and easements, zoning, utilities or well and septic (including a soil or perc test), and the FEMA flood map.
  • Property tax status: ask the county tax assessor whether the land has a conservation-use (Georgia) or current-use (Alabama) valuation, because a change of use can change the taxes.

1031 exchanges

  • A 1031 exchange applies to investment or business real estate, not your personal home. You have 45 days to identify the replacement property and 180 days to close, and the proceeds usually go through a qualified intermediary. I'll work to your timeline and coordinate with your intermediary and CPA. Tax questions go to them.
