Selling Your Georgia or Alabama Home While Living Out of State
Short answer: You don't have to be here to sell. Pricing, preparation, showings, negotiation and most closing paperwork can be handled remotely. A remote sale goes smoothly when four things are decided early: who has access to the house, who approves spending, how you will sign, and which state-specific tax and closing questions to raise with the closing attorney.

How I handle a remote sale
- Video consultation and a pricing analysis based on recent comparable sales, with an estimated net proceeds sheet.
- Access and vendors: lockbox or smart-lock access, utilities, lawn care and cleaning. You approve every quote in writing before work starts.
- A prioritized prep list with cost ranges, and before-and-after photos.
- Professional photos, MLS exposure, online syndication and showing feedback sent to you.
- Every offer reviewed by phone or video with a side-by-side net sheet.
- Inspection, appraisal and repairs coordinated, with written updates.
- Closing: we confirm your signing method early (remote online notarization if the closing attorney or title company offers it, a mobile notary, mail-away documents, or a power of attorney the attorney approves).
State notes (confirm with your closing attorney and tax professional)
Georgia: Georgia law (O.C.G.A. § 48-7-128) generally requires the buyer to withhold 3% of the purchase price when the seller is a nonresident, unless an exemption or gain-based affidavit applies. The Georgia Department of Revenue explains the options.
Alabama: Alabama law (Ala. Code § 40-18-86) requires withholding of 3% or 4% of the purchase price from nonresident sellers. With an Affidavit of Seller's Gain (Form NR-AF2) it is based on the gain instead, and exemptions exist. See the Alabama Department of Revenue.
Lake Lanier homes: a USACE dock permit doesn't transfer automatically; the buyer applies after closing.
What I need from you: names on title, mortgage payoff contact, HOA contact, recent repairs or warranties, how you want to sign, and your timeline.
