Short answer: Buying a new home from a builder is a different purchase from buying a resale. The builder writes the contract, the sales team works for the builder, and the advertised price is a starting point. Before you visit a model home

Many builders ask you to register on your first visit, and some only work with your agent if the agent is named at that visit or comes with you. Every builder sets its own policy. Call or text me before your first visit or online registration and I'll check that builder's rule.

I represent you, not the builder. I compare communities against your budget, commute and school needs, put each builder's incentive next to outside lender quotes, read the builder contract with you, coordinate independent inspections and keep the closing on track. If you're selling a home at the same time, in Georgia or Alabama, I coordinate both.
