Luxury New Construction Buyer Guide: Custom vs. Production, Allowances and the Real Project Cost

By Cindy LaDuke, Associate Broker, REALTOR® · Cindy's Realty Group by eXp Realty · Reviewed November 3, 2026

Short answer: At the high end, the biggest differences between two new homes are rarely on the price sheet. They're in the lot, the specifications, the allowances, the change-order rules and the builder's process. Compare total project cost (lot, base, upgrades, site work, change orders, landscaping, window treatments, and the costs of carrying a delay), not the starting price. Interview a custom builder the way you'd hire a contractor. And bring your own representation before your first visit.

What "luxury" means here depends on the market

Luxury isn't one price. A home at the top of the Huntsville–Madison market is priced very differently from a gated estate in Milton or a Lake Lanier dock home. I define it by each market's top tier of recent sales and check current MLS data for your search.

Custom vs. semi-custom vs. production

• Plans: Production (luxury series): Builder's plans, set options · Semi-custom: Builder's plans, structural changes allowed · Custom on your lot or theirs: Your architect's or builder's custom plans
• Price certainty: Production (luxury series): Highest · Semi-custom: Medium · Custom on your lot or theirs: Lowest until bids are final
• Timeline: Production (luxury series): Shortest · Semi-custom: Medium · Custom on your lot or theirs: Longest (design + permits + build)
• Contract: Production (luxury series): Builder's purchase contract · Semi-custom: Builder's contract + change addenda · Custom on your lot or theirs: Construction contract (fixed-price or cost-plus), often with construction financing
• Main risk: Production (luxury series): Paying for options you won't value · Semi-custom: Change-order pricing · Custom on your lot or theirs: Budget creep, draws, lien waivers, delays

Allowances, upgrades and change orders

• Allowances are dollar amounts budgeted for items you'll choose later (lighting, tile, appliances, plumbing fixtures). If the allowance is low for the finish level shown in the model, you pay the difference. Ask how each allowance was set, and price your real choices against it before you sign.
• Upgrades are priced options from the builder's list. Get the full price list early. Some structural items can only be chosen before permit.
• Change orders are changes after the contract. Ask about the fee per change, the markup percentage, the cutoff dates, and whether a change extends the completion date.

Specifications worth comparing side by side

Ceiling heights · window package · insulation and HVAC (zoning, efficiency) · garage depth and count · storage and functional spaces (scullery, drop zone, mechanical room) · outdoor living (covered square footage, fireplace, plumbing for an outdoor kitchen) · lot grading and drainage · driveway material · landscaping and irrigation allowance · smart-home and low-voltage pre-wiring.

Lot, privacy and special features

Confirm special features before you pay for them. Waterfront: on Lake Lanier, a private dock depends on a U.S. Army Corps of Engineers permit, so verify the permit and its transfer. On TVA lakes the rules differ. Gated, golf or view lots: confirm what's built, who maintains it, and the HOA cost. Privacy: walk the lot, check the plat for easements, and ask what's planned behind you.

Construction milestones and inspections

Foundation · framing · pre-drywall (mechanical, electrical, plumbing) · insulation · final · 11-month warranty. For a custom build with construction financing, tie each draw to a completed, inspected milestone, and collect lien waivers from the builder and major subcontractors at each draw (have your closing attorney confirm the lien-waiver steps for Georgia or Alabama).

Total project cost worksheet

• Lot price or lot premium
• Base price / construction contract
• Structural options
• Design upgrades over allowances
• Site work (grading, retaining walls, drainage)
• Landscaping / irrigation / fencing
• Window treatments, closets, extras
• HOA + initiation / capital contribution
• Estimated annual taxes at completed value
• Insurance (incl. flood if applicable)
• Carrying costs if completion slips 90 days (rent, storage, rate lock)
• Total project cost
• Comparable resale homes (price, age, condition)

Questions to ask before choosing a custom builder

1. How many homes like mine have you finished in the last two years, and may I see two and talk to those owners?
2. Fixed-price or cost-plus? What's your fee, and how are allowances set?
3. Who is my day-to-day contact, and how often will I get updates?
4. What's your change-order process, fee and markup?
5. Who pulls permits, and who carries builder's risk insurance?
6. What's your draw schedule, and how do you handle lien waivers?
7. Will you allow my independent inspector at each milestone?
8. What does your warranty cover, for how long, and who services it?
9. What's your realistic timeline, and what caused your last delay?
10. Are you licensed in this state, and can I verify it? (Georgia: Secretary of State licensing. Alabama: Home Builders Licensure Board.)

Resale vs. new

A newer resale in the same area may give you mature landscaping, finished amenities and a known price, with no build risk.

I'll put resale and new-construction options side by side so you can compare them on value, not on which is newer.

How I help luxury buyers

I represent you, not the builder. I help you shortlist communities and builders, compare specifications and total project cost, prepare questions for builder interviews, read the builder or construction contract with you and your attorney, coordinate inspections at each milestone, and watch the timeline. I work in English and Spanish in North Georgia and the Huntsville area.
