Starting price vs. available-home price

The three base prices are within $5,000 of each other, but listed homes span about $45,000. On Nov 3, Millstone Park Lane homes ran from $339,990 (4170, Durham) to $384,717 (4179, Durham), and Oak View Lane homes from $365,800 (4218, Durham) to $379,600 (4210, Durham). Same plan, different price: the gap comes from lot position (end vs. interior unit), options already installed and the street. Ask what each home includes.

Included vs. upgrades

Chafin doesn't publish a Millstone features sheet online. Ask for the standard features list and each home's installed options. Chafin notes that plan renderings include upgrades not available in every community.

Rate offers and the “$30K in savings” banner

On Nov 3, four Millstone Park Lane homes showed rate callouts: “Rate as Low as 2.99%” (4170 and 4182), “3.49%” (4186) and “4.49% GOV 5/1 ARM” (4190). Chafin's homepage advertises “30K In Savings. Ends 12/31/2026*,” but the footnote wasn't published on the page we reviewed.

A low advertised rate is usually a builder-paid buydown, often through the builder's partner lender. It may be temporary or adjustable (a 5/1 ARM is fixed for five years, then adjusts), and it can depend on credit, loan type and closing date. Get the terms in writing, then compare total cost with another lender's Loan Estimate.

What to Check Before You Buy at Millstone

HOA, insurance and taxes

Townhome HOAs vary widely in what they cover (exterior maintenance, roofs, lawn care, building insurance, trash). Ask for the dues, any initiation fee at closing, what the HOA covers and what your own policy must cover (HO-3 vs. HO-6 depends on the HOA master policy), plus rental and parking rules. New townhomes are often taxed on land only in year one, so budget with Hall County millage at the finished value. If the parcel is inside Gainesville city limits, add city taxes.

Amenities: planned vs. built

Chafin's description is written in the future tense. The community “will feature” farmhouse-style exteriors, and residents “will enjoy a dedicated dog park” and green spaces. Treat the dog park as planned until you see it finished, and ask when it's scheduled.

Location

Millstone is in the Mundy Mill area of south Gainesville, near I-985, which runs south toward Buford and I-85. Drive it at your commute hour. Lake Lanier is nearby, but this is not a lake community.

Schools

Chafin lists Mundy Mill Academy, Gainesville Middle School West and Gainesville High School (Gainesville City Schools). Gainesville City Schools and Hall County Schools are separate systems, so confirm the specific address with Gainesville City Schools before you sign.

Buyer considerations

• First-time buyers: compare the monthly cost with HOA against resale townhomes, and ask a lender about the Georgia Dream program (income and price limits apply; participating lenders only).
• Rate vs. price: if you'll stay many years, a permanent buydown can be worth more than the same dollars off the price. Ask for both options in dollars.
• End units: ask which homes are end units.

• Two streets, two stages: on Nov 3, Millstone Park Lane homes carried the rate callouts and lower list prices; Oak View Lane homes were priced higher with no callout. Ask why: finish level, lot or completion timing.
• Planning to rent it out? Read the leasing rules in the covenants first.

How I help as your buyer's agent

I represent you in the purchase. At Millstone that means comparing the listed homes line by line, getting the HOA and rate terms in writing, putting the builder's lender offer next to outside Loan Estimates, coordinating your inspections and managing the timeline to closing. If you're selling a home at the same time, including in Alabama, I coordinate both closings. How your agent is paid on a builder purchase depends on the builder and our written agreement, and we'll go over it before you visit.

Contact me before your first visit or online registration. Chafin's agent program is password-protected, and builders set their own registration rules.
