Buyer guidance from Cindy LaDuke, Associate Broker, REALTOR® · Cindy's Realty Group by eXp Realty · Last verified November 4, 2026

Gainesville is the hub of Hall County on Lake Lanier, about an hour northeast of Atlanta via I-985. It has more new-construction options than any other Hall County city, from townhomes in the low $300Ks to larger single-family homes.

Quick answer: On November 4, 2026, builder websites listed 16 new-construction communities now selling in Gainesville & Oakwood, with advertised starting prices from about $290K to $524K from 6 builders.

I represented a buyer who purchased in Millstone at Mundy Mill in 2026. I'm not affiliated with any builder on this page. I represent buyers.

Before you visit a model home

Builders often ask you to register on your first visit or online, and some only work with your agent if the agent is named at that first visit. Contact me before your first visit or online registration, and I'll check that builder's rule.

What to check in Gainesville & Oakwood

Oakwood: on November 4, 2026, none of the builder websites I checked listed a new community with an Oakwood address. Buyers looking at Oakwood usually compare the south Gainesville and Flowery Branch communities above. A Gainesville address can be inside city limits (Gainesville City Schools) or in unincorporated Hall County (Hall County Schools), so check the exact lot.

Frequently asked questions

What is the least expensive new construction in Gainesville? On November 4, 2026, the lowest advertised starting price on this list was The Reserve at Gainesville Township by Century Communities (From $289,990). Starting prices change weekly, so ask me for the current list.

Do I need my own agent to buy new construction? You don't have to have one, but the builder's sales team represents the builder. A buyer's agent works for you. How your agent is paid depends on the builder and your written agreement, and we'll go over it before you visit.

Can I use my own lender? Yes. Builder incentives may require their preferred lender, so compare the total cost of both offers before you decide.

Buyer Checklist and How I Help

Buyer checklist

• Starting price vs. real price: a "from" price is the base plan on a standard lot. Quick move-in homes and premium lots usually cost more.
• Incentives: rate buydowns, closing-cost help and "flex cash" usually require the builder's lender, a closing date or a specific home. Get the terms in writing and compare them with an outside lender's Loan Estimate.
• HOA: most builders do not publish HOA dues online. Ask for the amount, any initiation fee and the covenants.
• Taxes: a new home is often taxed on the land only at first, so your escrow can rise after the house is assessed.
• Inspections: ask whether your own inspector can do pre-drywall and final inspections.

How I help

I compare communities against your budget, commute and school needs, put each builder's incentive next to outside lender quotes, read the builder contract with you, coordinate independent inspections and keep the closing on track. If you're selling a home at the same time, in Georgia or Alabama, I coordinate both. I work in English and Spanish.
