New Construction Homes in Jefferson, Georgia: 5 Communities Compared
Buyer guidance from Cindy LaDuke, Associate Broker, REALTOR®, Cindy's Realty Group by eXp Realty. Last verified November 4, 2026.
Jefferson, in Jackson County, is one of Northeast Georgia's busiest places for new homes, just off I-85 (exit 137) and US-129 between Gainesville and Athens. Five builders are selling here now, with advertised starting prices from the mid-$300Ks to the high $400Ks. I represented a buyer who purchased in Reserve at Gum Springs in 2026, so I know how one of these builders handles a purchase from contract to closing. I'm not affiliated with any of these builders. I represent buyers.
Before you visit a model home
Builders often ask you to register on your first visit or online, and some only work with your agent if the agent is named at that first visit. Each builder sets its own rule. Contact me before your first visit or online registration, and I'll check that builder's policy.
The 5 communities at a glance (builder websites, Nov 4, 2026)
• Lake Preserve at Jackson Trail (LGI Homes): from $354,900; 8 plans, 1,408–2,231 sq ft
• Hampton Ridge (Piedmont Residential): plans from $387,900; 2,200–3,005 sq ft
• Jackson Landing (D.R. Horton): from $392,200; from 1,774 sq ft, some basements
• Reserve at Gum Springs (Century Communities): plans from $429,990; 2,570–3,021 sq ft
• Mallard's Landing (Chafin Communities): from the high $400Ks; ranch and two-story, final phase
Lake Preserve at Jackson Trail (LGI Homes)
The lowest advertised entry point: $354,900 (Blanco, 1,408 sq ft) to $445,900 (Hartwell, 2,231 sq ft). LGI includes its “CompleteHome” upgrades (granite, stainless appliances, plank flooring) in every home, which makes prices easier to compare but leaves fewer choices. It advertises builder-paid closing costs and rate incentives on “select inventory.” Ask which homes qualify. Amenities: on-site lake, playground, pavilion, grills. LGI doesn't list schools for this community, so check by address. Information center: 281 Sunfish Circle.
Hampton Ridge (Piedmont Residential)
Eight plans from $387,900 (Turnbridge, 2,200 sq ft) to $439,900 (Reynolds, 3,005 sq ft), on 142 homesites. On November 4, 8 homes were listed from $379,900 to $434,900, several reduced by $10,000. Two under-construction homes still said “Ready September!” and “Ready October!”, so get the real completion date in writing. Builder-listed schools: Heroes Elementary, Legacy Knoll Middle, Jackson County High. Model: 541 P J Roberts Road.
More Communities, and Two School Systems
Jackson Landing (D.R. Horton)
D.R. Horton's Express Series, from $392,200, with 4–5 bedrooms and 1- and 2-story plans from 1,774 sq ft. Basements are available on some homesites. On November 4 the builder listed 6 homes, for example 205 Melrose Court at $401,500 (reduced from $416,500, 2,338 sq ft) and 184 Melrose Court at $448,200 (3,216 sq ft). Amenities: pool, cabana, pickleball, playground, trails. There is an HOA, but the amount isn't published. Builder-listed schools: Gum Springs Elementary, West Jackson Middle, Jackson County High. Sales: 126 Bullock Pass.
Reserve at Gum Springs (Century Communities)
The header says “Starting from $369,990,” but that is one quick move-in home. The three plans start at $429,990 (Harding), $439,990 (Travis) and $454,990 (Guava). Eight homes were listed from $369,990 to $486,590, two move-in ready. Century promotes USDA 100% financing, which has income limits and a location requirement, so confirm you qualify first. Amenities: pool, cabana, playground, near Gum Springs Park. Builder-listed schools: Gum Springs Elementary, West Jackson Middle, Jackson County High. Sales: 46 Winding Ridge Trail.
Mallard's Landing (Chafin Communities)
Advertised “from the high $400Ks”. On November 4, listed homes ran from $496,150 to over $600,000. It's the final phase, so lot choice is limited, and it's the only one of the five zoned to Jefferson City Schools. Two amenity areas, each with a pool and cabana, plus a water slide and playground. Several homes showed rate callouts “as low as” 2.99%, 3.99% or 5.99%, each tied to a specific home and lender terms. Sales: 909 Hawkins Creek Drive.
Two school systems in “Jefferson”
A Jefferson mailing address doesn't tell you the school system. Jefferson City Schools and the Jackson County School District are separate districts. D.R. Horton, Century and Piedmont list Jackson County schools, Chafin lists Jefferson City Schools, and LGI doesn't list schools. Builder school lists are marketing information. Confirm the exact homesite with the district's zoning lookup before you sign.
What to Compare, and How I Help
What to compare before you choose
• Plan price vs. available-home price: a headline price can be one home, and finished homes cost more or less depending on lot and options.
• Incentive conditions: closing costs, rate buydowns, USDA financing and price cuts can require the builder's lender, a closing date or a specific home. Get terms in writing and compare an outside Loan Estimate.
• HOA: none of the five publishes the amount. Ask for dues, initiation fee and covenants.
• Taxes: new homes are often taxed on land only at first, so escrow can rise later.
• City vs. county: confirm the parcel on Jackson County GIS.
• Dates and inspections: “Ready October” is an estimate; your contract governs delays. Ask about pre-drywall and final inspections.
How I help as your buyer's agent
I represent you, not the builder. I compare these communities against your budget, commute and school needs, put each builder's incentive next to outside lender quotes, read the builder contract with you, coordinate independent inspections and keep the closing on track. If you're selling a home in Georgia or Alabama at the same time, I coordinate both. How your agent is paid on a new-construction purchase depends on the builder and our written agreement, and we'll go over it before you visit. I work in English and Spanish.
