Moving to Huntsville for Redstone Arsenal: Planning a Home Purchase Before the Move
Español: Mudarse a Huntsville por Redstone Arsenal: cómo planear la compra antes de llegar

Short answer: Yes, you can buy a home near Huntsville before you relocate. Many families do it with one scouting trip, or entirely through video tours and a local agent. The order matters: confirm your orders and report date and check in with Redstone's relocation and housing resources, get financing in place, test commutes and school assignments for specific addresses, and only then shortlist homes. If you are not military, the same plan works without the base-specific steps.
Who this is for
- Service members on PCS orders to Redstone Arsenal. The base steps and VA loan notes apply.
- DoD civilians and defense or aerospace contractors. Base resources may still help, but VA benefits apply only if you have your own eligibility.
- Civilian relocations (any employer). Skip the base sections; the commute, school-zone and Alabama-rule sections still apply.
Step 1: Start with your orders and the base's own resources
Your report date, any temporary duty along the way, and how long you expect to stay drive almost every housing decision. Before you commit to a purchase or a lease, review what the installation offers newcomers:
- Redstone Arsenal's newcomers page (garrison site).
- The Redstone Arsenal listing on Military OneSource, including relocation assistance and housing.
- Army Community Service relocation assistance (newcomer briefings, sponsorship and loan-closet resources).
Redstone's housing guidance has directed new arrivals to contact the Housing Services Office before signing a binding agreement for local housing. Confirm the current instruction on the official pages, since office numbers and procedures change.
Step 2: Decide buy, rent or rent-then-buy
| Option | Works well when | Watch for |
|---|---|---|
| Buy before arrival | You have orders, solid financing, and a clear idea of where you will work on post | Commute, school zone and resale potential must be checked remotely |
| Rent first, buy later | Your work location or tour length is uncertain | Lease length and early-termination terms |
| Buy on a scouting trip | You can take a few days to tour in person | Have financing and a shortlist ready before the trip |
If you may PCS again in a few years, ask whether you would keep the home as a rental. That changes what you should look for (rentability, HOA rental rules) and is worth discussing with your lender.
Step 3: Get financing ready before touring
- VA loan: Request your Certificate of Eligibility and review the VA home loan eligibility requirements. A VA loan is for a home you will occupy as your primary residence. VA expects occupancy within a reasonable time after closing, and there are provisions for a spouse to satisfy occupancy in some situations. Ask your lender how they apply this to your report date, especially if you close before you arrive.
- Other loans: Conventional, FHA and other products have their own occupancy and down-payment rules.
- Ask the lender for a written pre-approval and an estimate of total monthly cost (principal, interest, taxes, insurance, HOA), not just the rate.
Step 4: Test the commute for specific addresses
Huntsville-area commutes depend on which gate you use, what time you drive, and road work. A home that looks close on a map can be a longer drive at shift change. For each finalist:
- Map the drive to the gate you will actually use, at your real commute times.
- Check the garrison site for gate hours, since not every gate is open at every hour.
- If you are on a scouting trip, drive it once at rush hour.
Step 5: Verify the school assignment by address
The Huntsville area has several school systems, and city names do not tell you which one serves an address. Some addresses with a Madison mailing address, for example, are zoned for Huntsville City Schools. Check each finalist address with the district tools:
- Madison City Schools school-zone information, which notes that zone lines can change annually.
- Madison County Schools school-zone page, which points to the City of Huntsville interactive map.
- Huntsville City Schools: use the district's own attendance-zone lookup at huntsvillecityschools.org.
If schools matter to you, ask the district to confirm in writing before you sign a contract.
Step 6: Know the Alabama rules that affect buyers
- Buyer agreements: Alabama law now requires a written buyer agreement before an agent submits an offer for you. You can tour homes with an agent before signing one (Alabama REALTORS® summary of the 2025 change). Read the agreement carefully. It explains the agent's duties and how they are paid.
- Inspections matter more for resale homes: Alabama follows "caveat emptor" (buyer beware) for used homes. Sellers have a limited duty to disclose, although they cannot conceal known defects or misrepresent the property (Alabama REALTORS® legal note). If you are buying from a distance, schedule a full inspection and consider specialty inspections (sewer line, roof, termite) based on the inspector's findings.
- New construction is treated differently and comes with builder warranties. Read the builder's contract and warranty, and still hire your own inspector.
Step 7: Run the search remotely or in one trip
What a remote search can look like with me:
- A short video call to set your must-haves, budget, commute limits and school priorities.
- A shortlist of homes that pass the commute and school-zone checks.
- Live video tours where I show the parts a listing photo leaves out: road noise, the view from the backyard, water stains, the neighbors' side of the fence.
- Offer strategy, inspection attendance, appraisal and repair negotiation while you are still at your current duty station.
- Closing coordination. Alabama closings are typically handled by a closing attorney or title company; ask them early whether remote or mail-away signing is available and what your lender requires.

Related questions
Do I have to live on post? Housing assignments and policies are set by the installation. Check with the Redstone housing office for your situation before you sign a purchase contract or lease.
Can I close on a home before I arrive in Huntsville? Often, yes, if your lender, closing agent and occupancy plan support it. Plan for possession, utilities and someone to receive deliveries if the home will sit empty until you arrive.
What if I'm selling a home somewhere else at the same time? Coordinating a sale and a purchase means lining up three clocks: your sale closing, your purchase closing and your report date. I help clients coordinate both sides. Georgia homes I can list myself; for other states I can refer you to an agent there.
I'm a civilian moving to Huntsville. Does any of this apply? Yes: everything except the base-specific and VA steps.
